Plumbing Questions Oviedo Homeowners Ask, Answered Before You Call

The answers come first so you can act before the phone call, and each one points to the page that goes deeper. If water is running now, close the main shutoff and call Oviedo FL Expert Plumbers.

Water is running or backing up right now

What should I do first in a plumbing emergency at my Oviedo home?

Stop the water, keep yourself safe, then call. Close the main shutoff, often near the meter or where the line enters the house, and open the lowest faucet to let the lines drain. Keep people away from water that has reached outlets or appliances, and photograph the damage before you clean up.

If you cannot close the valve, call and describe it. The steps for a pipe that is still running are in what to do while a burst pipe is flowing.

How do I find and shut off my main water valve?

Look where the water line enters the house and near the meter. Turn a wheel handle clockwise until it stops, or turn a lever handle a quarter turn so it sits across the pipe. Test it before you need it, and note whether it closes fully.

Do not force a stuck valve with a wrench. If it will not move, call and describe it. How a stuck main valve is handled is covered on the burst pipe page.

How do heavy rain and humidity affect plumbing and sewer drains in Oviedo?

Heavy rain raises the ground water around sewer lines, and a cracked or loose joint can let that water in and load the line, so the lowest drain in the house is often the first to gurgle or back up. Humidity mostly shows up as sweating on cold supply pipes and damp around fixtures, which is easy to mistake for a leak. If a drain does back up, stop running water and check how widespread the problem is. If one fixture backs up, the clog is probably local. If the lowest drain in the house gurgles or overflows when others run, the main line may be involved and a plumber should look at it.

Do not flush or run the dishwasher until it clears. Where the City's part of the sewer line ends is a question for Public Works at 407-971-5681, and we have not confirmed it. See sewer backups after heavy rain.

What happens first when a storm or a burst pipe floods part of my home?

Safety and stopping the source come first. Shut off the water at the main, and turn off power to wet areas only if you can reach the panel without standing in water. Photograph everything, then start removing standing water and wet materials, because the EPA suggests drying a flooded home within 24 to 48 hours if you can.

Our work covers water removal and drying, not rebuilding. See what removal and drying involve.

Who do I call about a water main or street-side problem?

Call the City of Oviedo. Public Works lists 407-971-5681 for water leaks and meters during the day, and the City lists an after-hours utilities line, 407-256-5026, for nights, weekends and holidays. Water in the street or pouring from the meter box is the City's concern, and a leak on the house side of the meter is yours.

Where the City's responsibility ends at your address is a question for Public Works. Outside the city, see who answers first in each nearby town.

Is it a leak, and what are the pipes made of?

How do I check my water meter to see if I have a leak?

Turn off every tap and appliance that uses water, then read the meter and look at its leak indicator and dial. The City of Oviedo says its advanced meters have a visual potential-leak indicator. Wait an hour and read it again.

If the dial moved with everything off, water is going somewhere. Photograph both readings. The full meter test and what to do after it explains how to narrow it down.

What are the most common signs of a hidden slab leak in Oviedo homes?

Common signs are a warm spot on a floor, the sound of running water when everything is off, a bill that climbs with no change in use, and damp or lifting flooring. A moving meter dial with every fixture off points to a leak but not to where it is. We do not assume your home sits on a slab, so check your records. See what a leak under a concrete floor looks like.

How do I tell what type of water pipe my house has?

Look at exposed pipe near the water heater, under sinks and by the main shutoff. Copper is reddish brown or green where it has corroded, galvanized steel is gray and threaded, CPVC is cream or light yellow plastic, and PEX is flexible and colored red, blue or white. A magnet sticks to galvanized steel but not to copper.

Visible pipe may differ from what is in the walls, so ask a plumber to show you what they find. See pipe materials and when a repipe comes up.

Should I repair a leaking pipe or repipe the house?

One leak on otherwise sound pipe is usually a repair. Repeated leaks on the same system are a reason to ask for a written comparison of repairing and repiping. Ask the plumber which pipe is in the walls, where the failures have been and what happens if you wait.

Age alone does not decide it. Comparing a repair with a repipe lists the questions.

Water heaters, toilets, faucets and disposals

How long does a water heater last, and when is replacement better than repair?

There is no single lifespan, so read the date on the tank's label and look at its condition. A leaking tank means replacement. A heater that fails to heat, trips a breaker or drips from a valve may need a smaller repair.

When an older unit needs a second repair, ask for the cost of repairing and replacing side by side. See the questions that decide repair or replacement.

Does replacing a water heater in Oviedo need a permit?

Permit rules depend on the city and the job, and we have not confirmed the City of Oviedo's current requirement for replacing a water heater. Ask the City's building department before work starts, and ask your plumber who is responsible for any permit. Keep the paperwork with your home records. What to settle before a replacement tank goes in lists the other questions.

Does a tankless water heater need flushing, and what happens if I skip it?

Check your unit's manual, because manufacturers generally call for periodic flushing to clear mineral scale. Skipping it can reduce flow and strain the unit, so see if your warranty expects it. How fast scale builds depends on your water, which is why a water test comes first. See caring for a tankless unit.

Why does my toilet periodically run on its own without being flushed?

A toilet that runs or refills usually has a worn flapper or a fill valve that is not shutting off. Add a few drops of food coloring to the tank and wait fifteen minutes without flushing. If color reaches the bowl, the flapper is leaking.

Both parts are inexpensive to replace. Telling a flapper problem from a fill valve problem walks through it.

Should I repair or replace a dripping faucet?

Repair a drip when the faucet is otherwise sound, because a worn cartridge or washer is a small fix. Replace it when the body is corroded or pitted, when parts are no longer made, or when the repairs keep recurring. A drip that continues with the handle off often points to the cartridge or seat. See deciding between a repair and a new faucet.

My garbage disposal hums or is jammed. What can I safely try?

Turn off the power at the switch and unplug the unit or flip its breaker before anything else, and never put a hand inside. If it hums but does not spin, put a hex key in the socket under the unit and turn it back and forth, then press the red reset button. Remove only what you can see, using tongs.

A leak from the body means replacement. Safe checks for a jammed disposal has more.

Drains, clogs and sewer lines

Why does my kitchen sink keep clogging, and when is it the main line?

Kitchen sinks clog most often from grease, food and soap residue building up past the trap. If only the kitchen sink is slow, the clog is probably local. If a tub, a toilet or the washing machine drain also gurgles or backs up, the main line is more likely involved.

A plunger and a clean trap are fair first tries, but a clog that keeps returning needs the line looked at. See when a kitchen sink clog keeps coming back.

How often should drains be professionally cleaned?

No fixed interval fits every house, so watch for signs instead. Slow drains in more than one fixture, gurgling, recurring odors and clogs that return soon after clearing all mean the line needs attention. A kitchen line that handles a lot of grease may need it sooner than a guest bath.

Ask the plumber to show you what came out of the line. Signs a drain line needs more than a plunger lists them.

What is the difference between snaking and hydro jetting a drain?

A drain snake bores through a clog and pulls it loose, which is quick for a simple blockage. Hydro jetting sends high-pressure water through the pipe to scour its walls, which can clear grease and buildup that a snake leaves behind. A camera look first tells the plumber which one fits, and jetting is not suited to every pipe. See what jetting does that a snake cannot.

When is trenchless pipe lining an option instead of digging up a sewer line?

Lining is usually an option when the pipe is still in one piece and can be cleaned and inspected from end to end. A collapsed section, a bad offset or a serious low spot often means digging, so the answer starts with a camera inspection. Ask to see the footage and which sections the work would cover. See what a camera inspection decides about lining.

Do I need to call 811 before a sewer or water line repair?

If the repair involves digging, yes. Sunshine 811 says a ticket must be requested at least two full business days before breaking ground, under Chapter 556 of the Florida Statutes. Ask who is requesting it, and wait for the marks before any trench is opened. What to ask before a sewer trench is dug covers the rest.

Water quality and irrigation

Do I need a water softener in Oviedo, and how do I find out?

Test the water before you decide. The City of Oviedo's 2024 water quality report says its water comes from ten wells in the Floridan Aquifer, and it lists no hardness figure, so no one can read your hardness off a map. A home test kit or a lab result shows it.

Scale on fixtures is a clue, not proof. See testing first, then deciding on a softener.

Can reclaimed irrigation water ever be tied into household plumbing?

No. The City of Oviedo says reclaimed water can never be interconnected with any other water system. Keep irrigation repairs separate from the pipes that feed the house, and ask the City which supply serves your irrigation if you are unsure.

A repair that mixes the two is a violation, not a shortcut. See irrigation leaks and who to tell first.
